Rum Point House, North Side (Residential)

Set on a 0.69-acre elongated parcel along the North Side coastline, this bespoke residence has been conceived as a contemporary landmark for Rum Point, enhancing its setting while responding sensitively to the natural environment. Commissioned as a new-build family home, the design reflects a vision of luxury, resilience, and innovation, where form and function unite on the edge of the Caribbean Sea.

The architectural concept draws inspiration from the imagery of a vessel afloat. Elevated and refined in its detailing, the structure appears to hover above the shoreline while remaining firmly anchored through robust engineering and durable construction methods. Designed to withstand hurricane forces and storm surge, the residence is executed in long-lasting materials that embody permanence and integrity, in full compliance with current regulatory standards.

From the public road, the entrance elevation presents a strikingly solid façade, carefully shielding interior spaces while creating intrigue and privacy. Side walls taper at 11.5 degrees, a design manoeuvre that generates dramatic overhangs, enhances the play of light and shadow, and provides essential solar protection. Beyond, the plan unfolds toward the sea, culminating in a vanishing-edge pool set against the beach and a roof terrace conceived as a social destination, complete with bar, lounge, and 360-degree panoramic views.

The southeast-facing elevation remains largely enclosed to mitigate solar gain, while the northeast façade opens expansively to the beach, framing uninterrupted vistas of the horizon. The result is a home of precision and elegance—an ultra-contemporary dwelling that simultaneously honours its coastal context and elevates the architectural character of Rum Point.
